As you may be aware, from 14 December 2007 it became compulsory for all property owners to supply a Home Information Pack (HIP) for inspection by prospective buyers prior to placing the property on the open market. The pack should include copies of the title deeds, an Energy Performance Certificate (EPC) and Local and Water searches together with any additional information deemed to be relevant.

We can assist you in supplying a Home Information Pack through our own providers at a competitive rate. The pack can then be lodged with your chosen Estate Agents and a copy for your own information. The process is quick and efficient and the information retained at our offices so when a suitable buyer is found contract information can be prepared immediately.

There are situations when a HIP is not required and for information purposes, these are listed below:

Individual private sales to a known person i.e. family member or friend. This is not to be confused with a private sale where you advertise and place the property and on the market yourself
Purchase by a sitting tenant i.e. Right to Buys from a Local Authority
Short Term Interests (a lease period shorter than 21 years)
Non-residential properties
Mixed sales - includes part which is not residential such as a shop with a flat
Unsafe properties and properties to be demolished
Seasonal and holiday accommodation
